Notary and Registration Costs

When purchasing property in Portugal, a notary must notarize the deed to ensure the transaction is legally valid. These costs vary depending on the complexity and value of the property. On average, you can expect to pay around €1,000, which typically includes the notary services as well as registration of the property and mortgage (if applicable) with the land registry.

For a second home priced between approximately €324,000 and €621,000, the IMT is 8% of the price minus a fixed amount of €12,450.89.

Other IMT Cases:

  • For agricultural land classified as “rústico,” a flat rate of 5% applies.
  • For commercial properties, building plots, or licensed tourist units (e.g. resort apartments), the IMT is 6.5%.
  • Buyers under 35 may benefit from special programs to ease the purchase of a primary residence.

Stamp Duty

0.8% of the purchase price
Stamp duty is a government fee that validates the legal documentation of the transaction.

Lawyer’s Fees

Approximately 1 – 1.5% of the purchase price (plus VAT)
